We had a couple who came to look at our house twice over a few days. They asked a lot of questions and requested HOA documentation, utility bills, and disclosures about the property.
Their agent informed our agent that an offer would be coming in on Sunday evening. Honestly, we were hoping for a better offer. They came in a 100k lower with lots of benefits in their favor and a contingency, meaning they needed to sell their house and wanted our house to be off the market until the first week in June to give them time to sell. Ummm, no.
Their agent is a relative and this was her first deal in a long time. She must only be a realtor on the side. We are so glad that we have Krissy on our side. She helped us work through the offer, deleting items that the buyer wanted us to pay for that should have been their responsibility, ie, paying to transfer utilities to their name.
We had said we would include our hot tub and jet ski with a full price offer, and they included it in their offer anyway. Even my house plants! Who does that?
We went back and forth, sent a counter offer, found out that they hadn't even listed their $4 million house yet, found out that they weren't willing to pay their agent a penny on the sale of their home, and had a general sense of unease.
When the couple realized that we weren't willing to lower our price down to their ridiculous offer, they backed out. Whew. I did not feel good about selling to them and having our neighbors have to put up with them. They felt very much like greedy bullies who decided to pout when they didn't get their way.
So, we will keep hoping and praying for a new buyer.
